Condo hallway and elevator odor: what boards can do.

Cooking, smoke, humidity and old carpet. Where corridor smells come from, what scent fixes, what it does not, and how to answer the complaint.

Where it comes from

Most corridor smells start behind a door.

Cooking. Unit doors are not airtight. Fish, curry and burnt toast all find the gap at the bottom of the door, and the corridor carries it to the elevator.

Smoke. Cigarette and cannabis smoke travels the same way, and it is the complaint managers hear most.

Humidity. Older Florida buildings often have corridors that are only partly conditioned. Salt air and the cooling cycle leave carpet and drywall damp, and damp smells musty.

The trash room. If it sits next to the elevator lobby, every opening of its door is felt there. Fix the trash room first.

The elevator. A small, closed space with carpet and constant traffic. It holds whatever was carried into it last.

A corridor should feel like the lobby carried on, not like the floor behind it.

Honest answer

What scent fixes, and what it does not.

Boards trust a vendor who tells them where the product stops. This is where ours stops.

Scent helps with

  • Everyday cooking smells drifting into the corridor
  • Stale air in long corridors and elevator lobbies
  • Lingering smells after a source has been dealt with
  • The first impression for residents, guests and buyers

Scent does not fix

  • A gas smell. Leave and call the gas company or 911
  • Active leaks, mold or wet carpet
  • Sewer gas from a dry drain or trap
  • A resident breaking the building's smoking rules

Coverage

Two ways to scent a corridor.

Which one fits depends on how your corridors get their air.

Through the HVAC

When corridors share a central system

An NL2500 or NL5000 on the air handler that serves the corridors carries the scent to every floor it supplies. One unit, one refill point, sized to the air volume.

Room by room

An NL360 Wall Unit in each elevator lobby and corridor section, up to 400 ft² each. No ducts, no outlet, nothing for staff to maintain.

For the manager

Answering the complaint.

A process residents can see, so the same complaint does not land on your desk every week.

  • Log it. Which floor, which time of day, what it smells like.
  • Find the source. A unit door, the trash room, a wet carpet, a fan that stopped.
  • Fix the source. Seals, cleaning, repairs, or the building's rules.
  • Then scent. The corridor and the elevator lobby, at an intensity residents agree on.
  • Tell residents. A short note on what was done keeps the next complaint small.

Questions

Hallway and elevator questions.

How do you get rid of smoke smell in an apartment hallway?

Start at the source. Smoke reaches the corridor through gaps around unit doors, so door sweeps and seals on the units in question, plus the building's smoking rules, do most of the work. Once the source is under control, scent in the corridor and elevator lobby covers what is left.

Why does our hallway smell musty?

Usually humidity. Florida corridors that are not fully conditioned, or that sit next to an open stairwell, collect moisture in the carpet and walls. Get the air conditioning and dehumidification checked first, and look for leaks. Scent helps with what remains, not with active moisture.

We smell gas in the hallway. Can scent help?

No. Leave the area and call the gas company or 911. Never cover a gas smell.

Will scent bother residents with allergies?

We plan for it. Low output near unit doors, lighter fragrance profiles, schedules that run when the corridors are busiest, and a sample in the building before anything is installed.

Can different floors have a different scent?

They can, but most buildings carry the lobby scent through every corridor so the building reads as one place.
