Condos and HOAs · Palm Beach County
Condo and HOA scenting in Palm Beach County.
From the oceanfront towers on Singer Island to the 55+ communities west of I-95. Surveyed, installed and refilled by a local team in Lake Park.
The county
A county of very different buildings.
Palm Beach County runs from Jupiter to Boca Raton, and its condominiums are as varied as anywhere in Florida. Oceanfront towers line the barrier islands. Island co-ops in Palm Beach are run by small, exacting boards. West of I-95 there are large 55+ condominium communities with clubhouses, pools and card rooms, and gated HOAs with amenity centres in Palm Beach Gardens and Wellington.
Many of these buildings were built before 1990. Older buildings bring older ductwork, carpeted corridors and trash chutes that have seen decades of Florida summers.
Then there is the season. Plenty of buildings here are half empty in August and full from November to April. We set schedules to match, so the scent runs harder when the residents are home and quietly when they are not.
We are based in Lake Park, so a survey anywhere in the county is a short drive.
How it works here
Palm Beach County is home ground.
We survey the building in person, install and program the system with your engineer, and handle concierge refills and battery changes. Your staff never order supplies or touch a unit.
- Whole-property service, quoted as one monthly figure after the survey
- Room-by-Room Scenting for trash rooms, elevator lobbies, gyms and restrooms at $1 per room per day
- Month to month, starting with a free 14-day trial for new associations: we install it, oil included, at no charge
- A one-page board proposal for the packet

Palm Beach County questions.
Do you cover the whole county?
Yes. The eight cities above have their own pages, and we serve the towns and communities between them too. If you are unsure, ask us.
Our building is empty half the year. Do we pay for scent nobody smells?
Schedules follow occupancy. We can turn the lobby down for the summer and back up for the season, and Room-by-Room billing stays at $1 per room per day.
We are a 55+ community. Is fragrance a concern for residents?
It is worth planning for. We sample scents with the board first, keep output low near residential doors, and set the gentlest level that does the job.
Can we try it before the board commits?
Yes. For new associations we install it for 14 days with oil included, at no charge, so the board can judge it in the building. After that, service is month to month, with 30 days' notice to cancel.
What if we would rather own the equipment?
You can buy any unit outright, with free shipping, and run it yourself. Start with the sizing tool.
